📃 What to know about the French contract?
Every contract sent is in French. The only thing you need to know is if you want to leave the flat you need to provide the residents with a cancelation letter a minimum of one month before departure.
For example, if you book your flat for the 1st of August, but cancel your contract on the 10th of August, you will have to pay from the 1st of August (the beginning of your lease) until the 10th of September (one month after your cancellation).
This is for every accommodation in France, it’s French law.
French contract: what are the charge ?
In rent and contract there is always charges, if you live a bulding, with others renters, to pay the commun area (Caretaker services….) taken in charge by a condominium syndicate.
The charge are included in the rent and are 50% of what the owner pay to the condominium syndicate.
In the contract should be mention the two different rents, with and wihtout charge : « Charge comprise » VS « hors charge » (without charge).
If you live in a house then you may not have charge, except if the house is located in a co-property with others houses and you have commune charge such as the garden.
French contract: how the deposit works?
If no damage, the owner will send it back to you bank account, within 2 months. You need to keep a proof of check-out so ask them a letter. After that period, you can ask him 10% fees per month based on the rent prices (without charge).
If the owner wants to keep a part, he needs to prove with pictures and quote, the damage caused and reparation done.
The check-in is important for that because you will list the state of the flat and the furniture list so nothing should be missing or damage, you can take pictures and videos and send it to the owner the day of the check in to have a proof.
Also you will have to sign the list of furniture so double check it’s correct. This is the right process to follow, especially followed by the agencies. Sometimes individual won’t provide you with a list because they are not profesionnal so you can do it yourself and ask him to sign it the day of the check in for example or ask him to prepare it for your arrival.
Some owner are honnest and we give you back the deposit if everything is ok, some others can be « bad faith » and then a normal negotiation should happen. If you rent through an agency they may help you but if you rent by yourself, if preferable to have good relationship with the owner and use your instinct about his honesty.
